“We wanted to let you know how
pleased we are with our decision.
We looked at a lot of homes in
the same price range, but none
of them seemed to be as substantial
and well designed. In addition,
the post-sale service has been
exceptional. No complaints here!
We have owned several new
homes over the last couple of
years and in our experience,
Manchester/Hall builds a great
home and has wonderful people
who take care of the customer.”

“Your efforts to support us
began before we even committed
to the project. You both spent
countless hours with us on-site,
and your creative insight and
commitment to a high-quality
home make many of the very
difficult decisions we had to make
easier. We very much appreciated
the support you gave us and the
personal interaction both of you
gave throughout the process.”

Many homes constructed in the 1940’s, 50’s and 60’sare in great locations and neighborhoods, but have floorplans, ceiling heights, elevations, and other features that are obsolescent. Homes like these are no longer cost-effective to renovate or install energy-efficient improvements. For these homes, which can sit on valuable lots, it often makes more sense to do a structural rebuild, which replaces the old house with a brand new ultra energy efficient one.
The financial benefits of rebuilding add up quickly as the standard 6% real estate commission and 1% transfer tax to sell your home are immediately saved. In addition, the builder’s transfer taxes, financing costs, interest expenses, and profits mon the lot are also eliminated; as well as the sales commission on the finished house and lot. These fees alone would total approximately 20% of the cost of purchasing a new home and lot package.
Rebuilding also saves on real estate taxes, which are typically 50% -100% higher on new home/lot packages than of similarly valued existing homes. Tax increases on rebuilt homes are nowhere near as high, resulting in substantial savings year after year.
With the recent dramatic increases in fuel & utility costs and uncertainty going forward, building an ultra energy efficient home now can save up to 70% on energy bills year-in and year-out. Rebuilding an ENERGY STAR® home with
whole-house anti-air infiltration, superior insulation, geothermal heat/AC/hot water systems, CFL lighting, and energy-effi cient appliances allows you to live comfortably without high energy costs.
While one of the challenges of rebuilding is finding a place to live in the meantime, the decision to save money while replacing an out-of-date, high-maintenance, in efficient older house with an ultra-energy efficient home could be the best you ever make.
With over 40 years of high-value refined custom construction experience and very satisfied customers, Manchester-Hall’s SMART MOVE SM program combines significant savings and complimentary temporary housing & tax assessment appeal.
